Most insurance companies won’t insure that type of situation.

In terms of long term maintenance, learn about the dirt on your new piece of real estate. Clay tends to crack during droughts. Therefore, you could have some problems with foundation construction. It may not show up immediately, but years down the line, you may see and even feel it in the house. Should you ever decide to sell the place, it won’t be nearly as valuable on the real estate market. Foundations are expensive to repair!
